            <abstract>This shapefile shows property which are bound by development agreements, master plans and planned residential developments.  All three are collectively known as Development Agreements with respect to this data layer.  

A development agreement, master plan or planned residential developments is a contract between the City of Puyallup and a property owner/developer, through which the city agrees to freeze exising zoning regulations in exchange for public benefit.  Developement agreements are enforceable and are attractive tools when vesting of development rights is important for the long and short term health of a property/project.</abstract>
            <purpose>The dataset is to be used along with the Zoning, Zoning Overlay and Concomitant Agreement layers.  Using all of these layers together will give you the best information with regards to development regulations on any given parcel or groups of parcels. </purpose>
            <supplinf>Development Services staff requested that all development agreements be mapped to help them better administer the city's Municipal Code and any agreements tied to properties.</supplinf>

The Requestor is responsible for adhering to industry standard mapping practices which specify that data utilized in a map or analysis, separately or in combination with other data, will be produced at the largest scale common to all data sets. 
4. No City Of Puyallup Liability. City Of Puyallup shall not be liable to the Requestor (or transferees or venders of Requestor) for damages of any kind, including lost profits, lost savings or any other incidental or consequential damages relating to the providing of the data or the use of it. The Requestor shall have no remedy by law or equity against the City Of Puyallup in case the data provided is inaccurate, incomplete or otherwise defective in any way. 
5. Requester's Warranty Against Commercial Use of Lists. RCW 42.17.260(9) prohibits the release of list of individuals requested for commercial purposes, and Requester expressly represents that no such use of any such list will be made by Requester or its transferee(s) or vender(s). 'Commercial purposes' means contacting or in some way personally affecting the individuals identified on the list with the purpose of facilitating one's commercial activities. 
6. Secondary Data Dissemination. Requesters may not secondarily disseminate (give City Of Puyallup data to other entities) without prior written permission from the City Of Puyallup. 
7. Project Data. Requesters are encouraged to supply their project data back to the City Of Puyallup for use by the City Of Puyallup. </accconst>

Tax Parcel data was captured at quarter section points with some GPS and some calculated points. Expect horizontal accuracy to be +/- 10 feet in urban areas, more in rural areas. Users should be aware that even though the scale of digital data may be increased to overlay large scale digital maps, the accuracy of the digital source is not improved by scale enlargement.</horizpar>

                <procdesc>The polygon data was exported from the city's Zoning layer.  Each agreement was isolated and if it involved more than one parcel the parcels involved were dissolved to create a single mulit-part polygon representing the agreement.  All of the dissolved polygons and those agreements that invovled a single parcel were then merged to create a comprehensive layer of all known development agreements.  This was done to aid symbolization and labeling within Zoning map pages.</procdesc>

Developement agreements and master plans are enforceable and are attractive tools when vesting of development rights is important for the long and short term health of a property/project. &lt;/SPAN&gt;&lt;/P&gt;&lt;P&gt;&lt;SPAN&gt;Please read the Process Step for explanations to feature edits due to new information. Using all of these layers together will give you the best information with regards to development regulations on any given parcel or groups of parcels.                 <stepDesc>The polygon data was exported from the city's Zoning layer. Each agreement was isolated and if it involved more than one parcel the parcels involved were dissolved to create a single mulit-part polygon representing the agreement. All of the dissolved polygons and those agreements that invovled a single parcel were then merged to create a comprehensive layer of all known development agreements. This was done to aid symbolization and labeling within Zoning map pages.

As new DA and MP's are approved by City Council, they are added to this feature class by hand digitizing using tax parcel layer. 

January 2018 it was learned that the N.I.C. Old Standard Insurance Compnay DA was originally drawn incorrectly and using recorded document exhibits was corrected.  Further research maybe needed when investigating this feature class as it overlaps the Puyallup Orthopedic Real Estate DA.  </stepDesc>
